  • The landlord is not liable to provide notice before entering the leased premises. The landlord may enter the premises for the following: non-emergency repairs and maintenance purposes, showing the unit to other prospective tenants, and emergencies.
  • The landlord has to give the tenant a notice period of 10 days before eviction to correct a deficiency the tenant has caused. In case the tenant fails to correct the deficiency, they will have to evict the premises.

Colorado Lease Disclosures & Addendums

Colorado Landlord and Tenant laws do not mandate the landlord to make any disclosures to the tenant. However, the federal regulations require the lead paint disclosure to be made in all states. This applies to Colorado as well.
