It is said that an empty house is better than a substandard tenant. Making property and then renting it out to someone else isn’t that easy in Texas. It demands a considerable responsibility; any illegal activity on the premises will call out an action against the landlord as well. So, the landlord has to take care of what is being done on the property.

And if, in any case, the landlord needs to get its property vacated, he has to file a Texas eviction notice. It is a formal document asking the tenant to leave the premises or penalty in case of violation.

What Is a Texas Eviction Notice?

A Texas eviction notice is a formal or legal document by the landlord or the property owner or the agent, to the tenant or the renter in case of any violation of the contract between the two parties according to the legal rules of the state of Texas.

The reason for filing a Texas eviction notice may be non-payment of rent, observance of any illegal act within the premises, or violation of the lease. The eviction notice should be filled appropriately and delivered to the tenant; otherwise, in case of any further investigation by the court, the landlord’s application will not be treated by the courts.

How to File an Eviction Notice in Texas?

States differ in how and when a landlord may evict a tenant from their premises. Every state has its own laws and rules. And the citizens of that state are supposed to follow those laws or embrace the punishment.

According to the Texas law of eviction, after delivery of an eviction notice to the tenant by the owner, he/she has three days to rectify the violation. Instead, it is non-payment or any other, and in case he fails, he has no other option but to leave the rental property.

In Texas, the eviction process can be of many types depending on the laws. The notices are given according to law, depending on the type of lease violation,

3 Day Notice to Quit, in case of non-payment of any past due rent, the tenant is asked to vacate the premises.

3 Day Notice to Quit, to inform the tenant about the breached agreement and ask them to leave the property, if the violation is not rectified.

30 Day Notice to Quit to inform that the other party does not want to renew tenancy after 30 days.
