maintenance buyer four.slash tenant will be responsible for all.maintenance and repairs of the property.not to exceed $500 per incident anything.above that I would HIGHLY encourage.getting a home warranty on the property.either you do it once you acquire it or.have or even better have the sellers do.it and or maybe have the buyer do it.some somebody needs to get you know.warranty property warranty on the home.warranty on the property just in case.there are expenses that could be costly.number four sublease buyer has the right.to sublease this property was written.consent of the seller for slash landlord.and this shall.not be unreasonably withheld so you.going within this with the understanding.that hey I do intend on reselling it or.subletting it to one of my tenant buyers.I don't hold that back I don't keep that.a secret from anybody they have a full.understanding what I intend to do they.just don't know exactly how to do it.that's that's why I'm in the picture in.the first estate agent.you can just put it there you know.obviously I do not have a real estate.license so I like to put that there the.license I feel.would be restrictive for my purposes.though I do work with real estate agents.this prefer not to have licensing.personally I like to have a little.flexibility and not limited to certain.documents I can use and serve which I.can use when I'm discussing terms
