he does this the.rabbi kind of confused he turns to the.Catholic priest and says what does that.do the Catholic priest says well if he's.not good at boxing absolutely nothing so.a partnering investor of ours brought us.a property little while ago he wanted us.to run it through the 70/30 program so.we shopped it on our buyers list we.found a buyer for him we got the.property in contract but we've had a few.issues in getting the property closed.this property happens to reside and none.other than Miami Gardens now we.absolutely love Miami Gardens we've done.a lot of flips there we bought it made a.lot of money there but there's one thing.that every buyer knows when you close on.a property in Miami Gardens you have to.get an inspection for the re occupancy.certification now.we're gonna talk about what that process.is and we're gonna tell you about some.of the issues that we've run into on.this property one of the very popular.subjects that we've talked about a lot.we've heard other recently is.that code enforcement officers are.acting as regular buyers and they're.going to open houses so they can look.around the property for violations.obviously they can flag that violation.they can start fining the property and.get investors like us to pay money to.recoup that revenue.now my league Arden's has become very.clever what they said in their process.is that we don't need to have before you're getting.ready to close on the property so our.buyer called us last week a couple days.before we were supposed to close and he.said guys I don't know what happened but.the property didn't pass the inspection.so we asked him why well he didn't know.because he made the mistake of not being.present during the inspection so I.reached out to one of our contacts you.know the saying it's all in who you know.so it's always good to have contacts at.the cities and she sent me a picture.that the inspector had taken and.explained what the issue was this.carport originally was only about half.way this was the original carport right.here and what the owner homeowner did.was they extended this carport to all.the way to the fence line which that's.the violation it breaks the ingress and.egress laws which basically say for the.city of Miami Gardens and a lot of.city the setbacks you have to have.setback five feet from the neighbors.fence line so when they built this out.all the way to that fence line that was.the first violation the second violation.was that the driveway here also extends.all the way to the fence line so the.remedy for the problem is that we're.gonna have to have a contractor cut back.the carport to its original size and.take out the concrete and replace it.with grass now before we talk about how.we came up with a remedy for that.situation because obviously we're not.gonna have enough time and we're not.gonna pay for the contractor to go out.there and do all of the work the first.thing that I want to let you guys know.is that when you're gonna do your due.diligence before you get your.certification check your permitting.check the property and find out what's.been permitted what has it been.permitted so what I did was I went to.the building services this is the online.building services for city of Miami.Gardens I go to the online services and.I'm doing a permit inquiry because I.want to find out if they permitted this.illegal obviously illegal carport so I.put in the owner's name and then I put.in the street address which is one seven.six one one northwest 41 Avenue and I.search for permits so now the result.comes back and says your research.returned no records so there have been.no permits that have been pulled for.that property so we already know ahead.of time that there's been no permits.pulled for this extending carport.sometimes you want to do that due.diligence you want to do that discovery.and the beginning of the deal so that.you kind of know what's going on with.the property especially in the fact of.like if a homeowner tells you that they.did a new roof or that addition on the.back of the house the in-laws.our legal you need to definitely check.and see if any permits were pulled.because if not it's gonna be illegal and.you're gonna get flag on your reoccupy.c-- certification all right guys so like.I said we're trying to close on this.property right the last thing that we.want to do is take the time to have our.contractor go out there pull permits do.the demo work and then when he's closed.everything out and the permits are.closed out then sell the property when.held by that time we could lose our.buyer so what we want to do is we want.to get this closed now so it's all about.the renegotiations and restructuring of.the deal so what we did was is we.estimated it was going to be about a.thousand dollars to get the work done.so we contacted the buyer and said look.if you sign a hold harmless agreement.and agree to take this property with.these issues and you take care of the.remedy then we'll knock off a thousand.dollars on the price well he was totally.happy with that because he'll probably.get his workers to go out there and do.it for maybe even less than that but the.issue is for us is that we want to get.this property closed and move on to the.next one as a wholesaler you don't want.to get caught up in these things.let your end buyers do the work give.them a little bit of a discount so it's.kind of worth their while and it's.definitely worth our while because we.got the property closed we actually.closed it last week and we were able to.cash out and now
