that's disclosed and then the buyer.you know our buyers are they moving to a.property and they start talking to the.neighbors and one neighbor says oh you.know the seller of that property that.lived there had this massive water leak.and there was water coming out of the.garage down the driveway down the street.and that was never disclosed that buyer.now has the right to legally sue that.seller for non-disclosure here's what's.next.if in the event and I explain this to my.clients if in the event that somebody.else in my office or myself who's.representing you as an agent finds a.buyer for the property or if I'm talking.to a buyer.if you purchase a property that's listed.by my office or by me I then have what's.called I don't have a situation where.I'm representing both the buyer and the.seller and what I then have is a.fiduciary duty really to both sides I.have to be honest and fair with both.sides if I'm representing a seller and.I'm talking with the buyer I let them.know that I am representing the seller.the seller is paying my commission but.on all true fairness I have to be honest.with you and represent you to the best.of my ability without crossing that line.of knowing what's in both parties hands.so and I kind of explain it like this if.I'm playing poker with a buyer and a.seller there's three of us at the table.I know what's in the buyers hand and I.know what's in
