here is ashram welcome to a new video.since I came to Canada I have rented.three different places to live at.separate times of course one was a.basement in Toronto second was a sharing.apartment in Vancouver and third which.I'm currently living in is also an.apartment in BC so it's safe to say that.I have a lot of experience in renting an.apartment and I have also been fooled by.one of my landlords it was a nightmare.I'm going to talk about the lessons I.have learned the mistakes to avoid and.your rights as a tenant if you are.renting an apartment in British Columbia.I'm not a real estate agent or an expert.in Afeni but whatever I am going to tell.you is from my own experience and.knowledge so watch till the end and.let's get right into it we all know.where to look for an apartment it can be.on the websites I qgg on Craiglist.through a real estate agent or through.facebook groups especially when we are.looking for shared apartments but there.are many mistakes we make because we are.in a hurry or sometimes we are scared.that we really like in a parking lot and.we don't want to lose it so here are a.few things that you must take care of.while renting an apartment.the first basement apartment I rented in.Toronto was amazing I got it through my.boil so I never had to do any research.around renting the landlords were very.nice and I loved the place in which I.made mistakes while renting my second.apartment while you post you're looking.for an apartment ad you have to be very.careful - t landlady taught me this very.important first lesson when you post.your ad in facebook groups please be.very frank about what you need a lot of.people miss guide you and offer you.things which are untrue I would give my.own example when I was searching for a.place I wrote about what my kind of.apartment can be the landlady said.things like you can use all appliances.equally share common spaces but when I.moved in after five days she give me one.drawer in the kitchen and one shelf in.the fridge to keep my things also she.refused to let me use the oven so many a.times people miss guide you and.misinterpret things so always be very.clear about what.if you would need to use all the.appliances you would need to share.kitchen space 5050 need a sensible.housemaid who would understand that I.need to cook my meals be as elaborate as.you can in your ad and save a copy of.the responses and conversations that.your landlady or landlord has been you.the second lesson this nasty landlady.taught me is to sign a lease I know I.know a lot of us want discounts in rent.so we do not sign a lease but believe me.a sign lease protects you in so many.ways the lady I was sharing my second.accommodation with did not sign a lease.with me and never took rent as an.electronic transfer to avoid tax later.on because there was no way I could.report my landlady's bad behavior and.also could not say anything when she was.blaming me of damaging her house because.she didn't want to return my deposit if.I would have signed a lease then in VC.she would have to do a moving in and.moving out inspection and had to give me.a signed rental agreement within 21 days.or moving in so take my advice sign a.lease and secure yourself ask for a.moving in and moving out inspection and.also for a rental agreement within 21.days now let's talk about deposits no.landlord in DC is entitled to take more.than half a month's and rent as deposit.so if your monthly rent is say for.example $2,000 its your right to refuse.to pay more than a half that is no more.than $1,000 and bottom if the landlord.asks you for a post-dated check for rent.then that's the landlord's right and you.will have to give the checks my advice.is do not give post-dated checks if you.haven't signed a lease if you do that.you will put yourself in a lot of.trouble moving on to key money if the.landlord gives you a key to the house in.some cases an access card.they cannot ask you to pay for it but if.you lose the key then the landlord can.ask you for an additional charge to.replace the key never ever ever finalize.a place after seeing pictures online and.never ever send anyone money without.seeing the place walking around doing.the due diligence.a lot of people are involved in frauds.like this it show pictures to new.immigrants and ask for deposits and then.they disappear I'm going to confess to.sending a deposit just after seeing.photos to the landlady of my second.apartment and when I saw the place it.was a real disappointment in comparison.to the photos also it was located in an.area which was not very safe so that was.a big mistake I made because I was in a.big hurry what if your rent is late if.your rent is late because of you not.because of the landlord the landlord can.charge you a fee which cannot be more.than $25 if you have informed your.landlord about rent being delayed for a.day or two and there is a mutual.agreement that of course the fee can be.forgiven but that totally depends on.your landlord next we are going to talk.about the landlord entering your rented.apartment now this is very interesting.according to the BC residential tenancy.at section 29 landlords in BC are.legally required to give a tenant a.minimum 24 hour notice to max 30 days.notice stating why they want to come.over to your apartment and they can only.enter the apartment between 8 a.m. in.the morning to 9 p.m. in the night.unless you agree to a different time you.can also say no if you find the.landlord's reason invalid or useless if.the landlord enters illegally without.your permission.you have the right to change the locks.of the house and also if you don't want.to share the key with the landlord.that's also allowed in the time your.agreement doesn't expire I'm going to.talk about guests now now a lot of us.have friends and relatives which come.over to our rented apartment your.landlord cannot unreasonably restrict.guests from entering your rental.property or charge you a fee for having.guests visit even if they stay overnight.this came to me as a shock because my.landlady would allow any of my friends.to come over whereas her husband and her.entire family would visit without.informing me and it was very intrusive.I'm referring to the woman I share the.house with as landlady because she owned.the place and was renting space in her.house out it is so sad that people.exploit new immigrants just because we.do not.rights so it's very important to know.your rights I wish I knew all these.things before I got tired of her and.left that house what's important to.remember is that guests are allowed but.not occupants if someone is staying with.you and not leaving then your landlord.has a right in having an objection.landlord has the right to refuse renting.to you if you have pets they can also.put a no-smoking clause in your rent.agreement so it totally depends on your.landlord now let's talk about eviction.and under what circumstances eviction.can happen can you pitch one out of your.apartment yes if you don't pay your rent.a landlord would give you a notice to.pay the rent and if you don't pay rent.within 10 days the landlord can be if.you disturb your landlord and other.occupants causing serious damage to your.rental unit having too many people.living in a house and of course.conducting illegal activities in the.house then also you can be asked to.leave if the landlord wants to use the.property for his own use he has to give.you a two month notice and if your.rental agreement is still going on.then he has to give you one month's rent.as moving cost or one month of free.staying amazing isn't it I bet you.didn't know that because I don't know.this at all so I thought this is.something I must tell you it's always.good to find a nice apartment with good.landlords my current landlords are.amazing and I have also learned a lot.from my previous mistakes while you rent.an apartment be aware of your rights.don't feel like you have to put up with.anything that doesn't feel right a guide.for landlords and tenants in British.Columbia is also given in the.description box of the video so if you.need more details we thoroughly share.this video with anyone who can use it if.you want to know how I set up my.apartment watch these two videos do.subscribe and give me a thumbs up and.drop a comment to say hi if you have any.questions of course just leave them in.the comment box as well and I'll try to.answer them to the best of my knowledge.this is actually saying bye bye for now.I'll be back with a new video really.soon until then do what you love love.what you do.

Startup I am no longer working with is requesting that I fill out a 2014 w9 form. Is this standard, could someone please provide any insight as to why a startup may be doing this and how would I go about handling it?

Payment for surrender of your shares and possibly the cost of your "off the books" benefits is probably going to show up on a 1099. If you were an employee, this should actually be included on your W2 for the year in which they are paid. If you were not an employee, but an independent contractor, then you'll owe both the employer and employee's share of social security tax, medicare and income taxes.
