right now.are receiving these it's the end of.February middle of February.it's a once-a-year opportunity to appeal.your property taxes and it's very.important that you look at your tax.assessment when you get it and make sure.everything's correct and if not work.towards getting it corrected because it.can really save you a lot of money over.the years and so I wanted to explain.real quick a little bit about what you.wanted to look at and then the process.of kind of appealing certain things on.here so the first thing that you want to.check is to make sure that they have the.property homesteaded correctly so if it.is your primary residence and you occupy.a hundred percent of the property as.your primary residence it should show.here in this box I'll pull that up on.the screen that it is a hundred percent.if it's not if it shows zero or fifty.percent or something else you need to.address that with your local taxing.authority because in Michigan if it's.your primary residence you get a.reduction in your property taxes so so.double-check that that's the number one.thing you should look at number two is.is the different numbers on here and so.I want to explain a little bit about.what's going on with these statement via.them and things so you're gonna see on.there the prior year taxes no this is a.real life example I'm actually gonna go.in there and appeal these taxes I.purchased this house in June of 2017.it's now February of 2018 I got this.notice in the mail there's a big change.in the taxes because of some of the.changes and ownership rules and stuff.like that and so I just this is a good.real-life example to show you this is my.house and I just I'm going to use it as.an example to kind of walk you through.the process of appealing the taxes.taxable value on my property in 2017 was.two hundred thousand the SCV was quite a.bit higher.three hundred and forty nine thousand.now there's another number called true.cash value which doesn't show on here.but if you double the SCV that is what.the Assessor is saying that the property.is worth so if you double my a CV.they're saying in my house is twenty.seventeen was worth seven hundred.thousand which it was not because I.purchased it for significantly less than.that now here's the deal with the.taxable value what happens is this.particular owner had built that I bought.the house from I built this house and.you live there for like twenty years.and what happened was over the 20-year.period property values went up quite a.bit but the state has some laws in place.where the property taxes are only.allowed to go up so much each year and.so there there ended up being this huge.discrepancy between the taxable value.and the SCV so when I purchased it I.knew I was gonna see an increase in.taxes because I was buying it for more.than that taxable value and I knew this.was the the hike was coming but they've.hiked it too much and that's why I've.got to go in there and in dispute it so.when you look at yours you may say the.taxable value is a little different I.don't want to over complicate this video.most of the time when you appeal your.taxes you're gonna be appealing the.state equalized value you can see that.they've got they changed the state.equalized value on my property now for.2018 they did reduce it that's because.they were probably because they were.noticed on what the property sold for.and but they reduced it to basically six.hundred and forty thousand which is.still more than what I paid for and it's.more than what I what the market could.support so I'm gonna go in there and.appeal it the taxable value then you can.see it uncapped with the sale and and.went to match the SE V which is normal.there's nothing wrong with this so I.know this is confusing it'll start to.make sense here as I break these numbers.out so that's kind of what you're.looking at if you've just purchased a.home you'll see that taxable value on.cap otherwise typically it's going to be.less than what that state equalized.value is when you get this notice down.at the bottom here of the notice you'll.see that they tell you when there.he'll times R so in my case I can go in.there March 12 between 9:00 and noon and.they get some other dates and times and.things and it says no appointment.necessary.I've disputed taxes like saying the city.at Kalamazoo where you have to set up an.appointment or Kalamazoo Township even.you have to set up appointment at those.places because they have so many people.coming in when you dispute property.taxes it's kind of like going to court.in a sense where you know the Assessor.basically you have to show why the.property is not worth what they say it.is and why it should be less so the.people that aren't successful when they.go into board a review to have to.dispute these things are the people that.just go in there yelling at them and.don't bring any evidence and things so.I'm going to show you what I'm preparing.to take in there as evidence so that.yeah you can kind of prepare yourself if.you want to dispute these so the first.thing I do is I always write a nice.letter I'm gonna put this up here and.I'm gonna have a actual copy of it on my.website if you're interested in.downloading it you can read through.exactly what I wrote but I break my case.out so you've got a you got to remember.when you go in front of a board or.review you have three four people.there's a handful of people there.sometimes the Assessors there sometimes.they're not but there's and full of.people there and their local residents.of the area a lot of them don't know.much about real estate sometimes they do.sometimes they don't it's kind of luck.of the draw on what you get there but I.always break it out as simple as.possible and I make a nice.professional-looking packet to take in.there so that it looks like I know what.I'm doing and and so my letter kind of.breaks out my reasoning behind this and.then the other other things in the.packet are exhibits backing up my bullet.points here they're saying my house is.worth six hundred and thirty eight.thousand dollars and and and I don't.believe that's true so I believe that.the property I paid five seventy-five.for it.now I did build a garage I bought that.house and then a couple months later I.built the garage I called the Assessor.a couple days ago and I asked the.Assessor to send me my property record.card this is the official record that.they have on file at the township on my.property and the first thing I did was I.checked the record card to make sure.that bedroom count right square footage.right if they were if they had the.square footage say a thousand square.feet more that would be an easy appeal.most everything on here looked right I.was able to get one important piece of.information they were noticed that I.built the garage because I had to pull a.permit for it and so there's a note here.that an accessory building was built and.it has the date and stuff September 15.2017 they issued a permit and it has the.square footage and then they give a.value of thirteen thousand six hundred.and fifty dollars I think that's fair I.paid twenty grand to have the thing.built you never get dollar for dollar.value out of new construction stuff like.that so I I don't disagree with the 13-6.value that they gave my building so I'm.gonna say my house is worth the five.seventy five that I paid for it.plus the building I built of thirteen.six fifty and so my argument when I go.in there to appeal this is that the.property value should be five eighty.eight six fifty what that's gonna do for.me is that's gonna drop my property.taxes my annual tax is about seven.hundred and sixty dollars a year save me.about sixty three bucks a month pay for.you know an hour of my time it's worth.sixty bucks a month to me all day long.so my first piece of evidence to back up.the sale is I'm taking in the closing.statement from my closing and they'll.pull that up here but I'm taking this.document in there because that lists the.official purchase price and then I'm.taking the property record card in there.so late so they can see how much value.was given to that outbuilding that I.built those two added together equal the.588 650 that's bullet point number one.bullet point number two is that.comparable properties in the area.support to 575 when I bought my house I.had an appraisal done I have a.the appraisal on providing the each of.the board members with a copy of the.appraisal and that appraisal backs up to.575 a highlight on there where the.appraiser came up with their value and.stuff and I'll give him a full copy of.the appraisal.so that's bullet point number two bullet.point number three is that the seller.the guy that sold me the house he tried.to sell it for more and my realtor was.able to provide me with the sales.history data on the property and so I.kind of break that out on the letter and.then I have the printout from the.realtor show in the sales history but I.mean you can clearly see this guy.started way high and dropped the price.dropped the price over a period of years.until he finally sold the house for 575.so clearly he couldn't get 644 it like.they say it's worked if he could have.gotten 640 it would have sold during one.of those other windows of time so so.that's kind of my other piece of data to.help back this up and then I kind of.summarized it up from a letter and stuff.and again I'm gonna put this stuff I.want everybody to see exactly what I'm.taking in there so I'm gonna put links.and and everything in there so that you.can see what I'm using for evidence so.what I'll do is I'll take this so this.is my packet of information I'm gonna.take this big huge packet in there I'm.gonna make like seven copies of it.because I don't know how many people.will be there so I want one for me and.one for each of the Board of Review.members and so I'll make copies of it.and I'll take it in there and I'll give.them this with the cover letter on top.and then each of the pieces of evidence.backing it up and when you go in there.they basically you just sit there it's.pretty casual you sit there in front of.the people and they give you an.opportunity to talk I'll kind of walk.them through this letter just like I did.in this video walking through the letter.and and then they'll send me on my way.they won't give me an answer then and.there I'll get a letter in the mail.following up I don't know a few weeks.later a month later depends how busy.they are but I'll get a letter in the.mail sometime later saying whether or.not I won if I won what they dropped the.value to if I didn't win it'll you know.show that they didn't drop the.value and then it gives you some rules.and stuff on how to dispute those taxes.so we've done some other videos talking.about going to tribunal and stuff if I.lose I will take this to tribunal and.I'll do another video for you on it if I.win I'll talk about
